It gives a realistic budgeting range, not a binding quote. The numbers are built from 2026 national pricing data and adjusted for your material, roof size, pitch, tear-off layers and region. Real bids still vary with local labor rates, hidden damage and your specific roof, so treat the result as the figure to bring to contractors — then collect two to three written estimates.

How do I figure out my roof's square footage if I only know my home size?

Switch the calculator to "Estimate from home size." Enter your finished living area, how many stories you have and your roof pitch. The tool divides living area by stories to get the ground footprint, then multiplies by a slope factor and a small overhang allowance. A roof is almost always larger than the home's footprint, so a 2,000 sq ft home rarely has a 2,000 sq ft roof.

What is a "roofing square"?

A roofing square equals 100 square feet of roof surface. Contractors price almost everything by the square, so a 2,400 sq ft roof is 24 squares. Knowing your square count makes it much easier to compare quotes line by line.

Why is tear-off priced separately?

Removing and hauling away the old roof is labor and dump fees that have nothing to do with the new material. Each existing layer adds cost, and many local codes only allow two layers total before a full tear-off is required. If a quote bundles tear-off into one number, ask the roofer to break it out.

Does roof pitch really change the price that much?

Yes. A steeper roof has more surface area than its footprint suggests, and crews work slower with extra safety gear. Going from a moderate slope to a very steep one raises both the measured area and the labor rate, which is why the calculator adjusts for pitch in two places.

What hidden costs should I budget for?

The usual surprises are rotten roof decking found after tear-off, new flashing around chimneys and skylights, upgraded ventilation, permit and disposal fees, and sometimes new gutters. The calculator lets you add these so your estimate lands closer to a real total instead of just materials and labor.

Is a metal roof worth the higher cost?

It depends on how long you'll stay. Asphalt is cheaper up front and lasts roughly 15 to 30 years, while standing seam metal can run 40 to 70 years. If you plan to keep the home a long time, metal often costs less per year and can lower insurance in storm-prone areas. For a short hold, architectural asphalt usually wins on value.

How many quotes should I get before hiring a roofer?

Get at least three written estimates from licensed, insured local roofers. Compare them against your calculator range, and be cautious of any bid far below the others — a lowball price often means thin materials, skipped tear-off or no permit.
